I’m in Mexico City right now.
My co-living property in Aurora is fully occupied and running without me.
Two years ago I was spending multiple hours a week on it. Constantly answering messages. One-off showings. Resolving tenant conflicts.
What changed?
Repeatable system. Batched showings. Message templates. Tenant onboarding procedures that prevent problems before they start.
Now the house runs. I don’t have to.
Most co-living operators think the goal is finding better tenants.
More important is building a system so good the property doesn’t need you.
That’s when co-living becomes powerful in becoming a way to get to freedom.
I still have a full time engineering job. Not retired. But I can be in Mexico City on a Thursday and my co-living house doesn’t miss me.
