Playa del Carmen is larger, more developed, and better suited for day-to-day life — paved roads, solid infrastructure, and a good balance of old and new. It also has more oceanfront development and investment opportunities in the $200–500K range.
Tulum is still growing. You’ll find more preserved jungle and stricter development rules, but also limited beachfront access, dirt roads, and higher property prices near the coast — often $3M or more.
Today? Playa wins for lifestyle and investment.
In 5–10 years? Tulum might catch up.
